Yes, if you meet the following criteria:

  • If you own a property (house and land), and knock the house down to rebuild – this will be counted as a substantial renovation, and therefore subject to the renovation price range of $150,000 to $750,000 provided the total value (house and land) of the property does not exceed $1.5 million prerenovation;
  • If you own vacant land before 4 June 2020, and then build, the total value of the land and new build cannot exceed $750,000; or
  • If you buy the land after announcement, and then build, the total value of the land and build cannot exceed $750,000.

We provide a dust free floor sanding service. Initially, we strip floors down to the original wood and then carry out a full floor sanding process before coating. Often we seal the floors prior to coating. Sealing is a more ‘liquid’ version of the final varnish and is applied to create a barrier between any potential contaminates with the new varnish and to act as a ‘grain filler’ and achieve a ‘grain raise’.

Staining

It is advised that stains are tested/sampled beforehand (by ourselves and approved by you, the customer) on the floor that is to be refinished. The depth of colour is largely dependant on the type and age of wood to be treated so it is imperative that the sampling does take place. In contrast, we offer bleaching and liming (whitening) services.

Choosing a Finish

Timber floor finishes may be oil based, composite finishes (mixes of an oil and solvent borne polyurethanes), solvent borne polyurethanes, and water borne polyurethane.

When choosing a finish it is necessary to consider:

A finish similar to that of fine furniture should not be expected, as timber strip floors are not finished in a factory environment.  Different pieces of flooring will sand differently.

The finished floor can be expected to have an even appearance free from heavy sanding marks, blooming or frequent air bubbles in the surface.

A minimal level of contaminants minor sanding marks and small depressions of the finish at board edges and in nail holes etc. may be visible.

Some finishes will yellow with time and if rugs are moved, a contrast in the depth of colour can be expected.

How to prepare the job site ?

Inspection:

All sub-floors must be inspected prior to installation to check the level conforms to the Australian standard for undulation i.e. 3mm over a 3m2 radius.

All sub-floors not conforming to this standard require rectification to make the sub-floor suitable for bamboo or timber flooring.

The flooring planks must be inspected for any visual defects, do not install defective boards

• In new construction, pre-finished bamboo or timber flooring should be the last item installed. All work involving water or moisture (plumbing, drywall etc) should be completed prior to the flooring being installed.

• Flooring should not be delivered until the building has been closed in and cement work, plastering, painting and other materials are completely dry.

• If there are skirting boards we recommend your or the builder remove and replace after the flooring is installed. If the skirting boards are not removed Scotia edge finishing trims can be installed.

• All trades should be off-site and all building works completed prior to installation. A clear and open space is essential to a professional installation.

• The sub-floor surface must be clean, dry, smooth and free of cleaning agents, dirt, wax, oil, paint concrete sealer, curing agents and other contaminates that could interfere with an adhesive bonding. Contaminates added to concrete slabs to speed the drying process will interfere with moisture barrier membranes. Please ensure the slab has not had a curing/setting agent added.

• Wood sub-floor joints must be sanded level prior to new installation. Concrete subfloors must be level and have all crack and holes filled with a concrete patching material if the installation method is by ‘direct stick’.

• Floor leveling is not included in the installation, it is the responsibility of the installers to advise of any charges for materials and labour prior to rectification works.

• In existing applications the floor area must be clear of furniture to allow the installation to proceed.

How do we lay floating floor ?

Before Installation

The flooring boards should remain their packaging until ready to be laid. This will protect the product from humidity and damage prior to laying, Each board should be inspected before installation to ensure that it is of acceptable quality. No claims relating to surface defects can be accepted after installation.

Before commencing work, ensure that the floor will fit under doors, as well as the skirting board.

It may be necessary to remove the skirting board whilst the floor is being laid so as to allow a suitable expansion gap around the perimeter. Determine which way the strip should be laid. For best results, the boards should be installed along the longest dimension of the room and in square rooms. The best effect is achieved if the long joints follow the path of incoming light.

Sub-Floor

Make sure the sub-floor surfaces are dry, level and sound. Most surfaces are suitable including concrete, timber flooring, particle board, vinyl or ceramic tiles and various screeds. Concrete slabs must be tested to ensure that the moisture content is acceptable. Damp slabs must be treated with a suitable moisture barrier to prevent migration of moisture to the wooden flooring.)

Whatever the sub-floor, it is recommended that a 2mm thick closed cell polyethylene underlay be used to assist with bedding of the floor and to reduce transmission of impact noise. The floor should be flat with any abrupt variations leveled out. For concrete or stone floors, a cement based leveling compound should be used and timber floors should be sanded. Old timber surfaces should also be checked for squeaking and repaired to give a sound sub-floor surface.

The floating floor system should not be applied to heated subfloors.

Perimeter Expansion Joints

    1. Being natural material, timber is prone to movement with variations in moisture content -variations which may be caused by exposure to radiant heat sources and/or changes in relative humidity. To allow for expansion at the perimeter of the floor, it is therefore necessary to leave a gap of at least 12mm at all walls and fixtures (including pipes and columns). A general allowance of 2mm at each end per running meter of floor is desirable. That is, an 8 meter floor would need 16mm expansion joint at each end. When laying the floor, these perimeter spacing are set by the use of wedges placed between the edge of the board and the adjacent wall.
    2. Place the first board in the corner with the groove facing the wall and place wedges to establish the expansion tolerance at the end of the board. Join other boards according to the room length but without initially gluing them together.
    3. Turn over the last board of the first row so that the two tongues face each other and mark the cut point on the back. Again set the board correctly leaving an expansion gap at the end without gluing.
    4. It is important that the boards follow the direction of the wall. If the wall is not straight, mark its profile on the first row of boards and cut these length-wise accordingly.
    5. Now place the first row of boards with the groove against the wall and introduce wedges to establish a uniform expansion joint along the length. Apply adhesive to the grooves and tap the boards together with a mallet and striking block. The last board is levered into position using a pinch bar and secured with a wedge. Use a damp cloth to wipe off any excess adhesive squeezed onto the board surfaces.
    6. Take the off-cut from the previous row and place it at the opposite end of the room always ensuring that board ends are randomly staggered – at least 250mm apart.
    7. Apply glue to the longitudinal and end grooves and use striking block and hammer to fit the boards seamlessly together.

Installation Tips

When gluing tongue and groove joints the adhesive should be applied in an even bead to the upper surface of the tongue, both along the side and the end of the board – as shown in the illustration. The tongue and groove joints have been machined to fit precisely together to form a seamless connection. Where boards need to be tapped into place, always use a striking block

– do not strike the board directly with a hammer.

Laying the Floorboard

    1. Measure the room to determine the correct quantities of material needed, remembering that if a length wise cut is required to fit the last board, it is preferable that this last board should not be too narrow. It may be preferable to install ripped down boards on both sides of the room to achieve a balanced appearance.
    2. Proceed similarly with all remaining boards. Use of striking block and hammer is important so that any damage to the boards is avoided. Always use a damp cloth to remove excess adhesive as each row is laid. Where heating pipes or pillars protrude from the floor, their position should be measured and the board cut as shown in the figure. Remember to leave room for expansion around such fittings. Other protrusions such as door architraves should be cut out in a similar manner, always using wedges to ensure that the appropriate expansion capacity is maintained.
    3. Determine the precise width of the final row of boards which can be cut as shown in the diagram, remembering to allow space for the expansion joint. Apply the glue in the groove of this last board and place it using a pinch bar as a lever. Wedges should be installed in the gap to hold the flooring tight until adhesive has dried.
    4. If skirting boards have been removed, they should now be replaced and if necessary, a further bead should be fitted to cover the expansion gap. Remember to remove the wedges if these have been used as this will allow the floor to expand as required.

Helpful Tips

    1. Do not install this product below ground level.
    2. Lay out several cartons to make sure of quality and grading.
    3. Lay flooring perpendicular to the direction of floor joists.
    4. Using shorter pieces at undercut door jams will help when fitting flooring into place

Delivery

If you’ve chosen raw timber floors, our team will organize delivery a few weeks before the surfaces are laid so the wood has a chance to acclimatize to the site conditions. Pre-finished timber floors don’t normally need to be acclimatized; they only need such care if they are going to be installed in an air-conditioned or heated room. If this isn’t the case, the floor will generally be delivered on the day the job begins.

Subfloor Preparations

Whether you are laying bamboo, hardwood, laminate timber flooring or locking vinyl flooring at your Brisbane property, the subfloor needs to be level before you can put anything on top of it. Use a self-levelling compound, sand the area back or if the floor requires a large amount of work, save time by fixing plywood underlay to the subfloor. Always ensure that the surface is clean and free from moisture.

Laying the Floors

For T&G solid timber and bamboo flooring, this part of the process will vary depending on what subfloors the floor is laid. On concrete, a polyethylene membrane with overlap seams is used to prevent the threat of rising dampness, while a plywood underlay is then fixed down using anchors. The floors are then secret nailed on top of this, although bamboo flooring can be stuck down directly too. On timber, plywood or particle board subfloors, this process is much the same, though it is recommended that solid timber and bamboo flooring is laid at a 90 degree angle to the line of the subfloor timber. Floating floors don’t need to be attached to the subfloor, with the timber being laid directly on the cushioned foam underlay without the use of nails or glue.

Flooring Installation Guide

1. SITE ASSESSMENT

Although technically “deceased” timber floor is in a sense a “living thing” that requires consideration with respect to the environment in which it is to exist. Care should be taken to provide adequate protection from direct sunlight that may cause discoloration and/or shrinkage, in areas of constant and/or strong sunlight, and avoid constant direct contact with water and/or water sources such as portable evaporative coolers. Climate control and ventilation are very important, especially with new timber floors. Where humidity controls are available, maintain relative humidity between 50-70% otherwise, ensure good ventilation and air flow. Failure to do this can seriously damage your floor and void any warranty. As with all timber flooring, Heka flooring is not suitable for use in bathrooms, WC’s or where radiant concrete floor heating has been installed. As should be the case with other suppliers of timber flooring.

Installer / Owner Responsibility

Defects in hardwood flooring can occur in the manufacturing process or naturally as a characteristic of the wood. Heka hardwood floors are manufactured within accepted industry standards, allowing for up to 5% defective product based on the original hardwood flooring purchase order. Prior to installation, the installer assumes all responsibility for final inspection and quality of the product. Flooring should be carefully examines for finish, and quality. Do not install hardwood flooring that is unacceptable; contact seller immediately. The installer must determine that the job site environment and sub-floor surfaces meet applicable construction and material industry standards. The installer must hold out or cut off defective flooring material during installation. Filler or putty stick may be used to correct minor flooring defects during installation and is considered a normal procedure. Order 5% additional flooring product, above actual area requirements, to allow for cutting and grading of material.

3. HANDLING AND STORAGE

When unloading material at job-site, handle with care. Precautions should be taken when delivering during extreme weather conditions to protect wood from getting wet or picking up moisture. Flooring should not be delivered to job-site unless building has been closed in with outside windows and doors. From the time flooring is delivered, temperature and humidity should be maintained at or near occupancy levels. Prior to installation, flooring should be acclimated to job-site conditions for approximately 4 to 5 days in small lots and stored in rooms where the installation will take place. Make sure that moisture contents between flooring and installation site is stabilised within 1%. The difference between subfloors and hardwood floors cannot exceed 4%.

4. PREPARING THE SUBFLOOR

Remove all moulding around walls and undercut the door architraves and door jambs if required to allow flooring the transition underneath jambs or other objects, you may use a piece of the wood flooring to set the height of the cut.

Approved Subfloor

Solid 18mm flooring is meant for nail down installation only. Approved subfloor should be constructed of plywood (minimum 15mm DC Ply) over wooden joist or secured to the concrete with anchors. When installing over particle board/chipboard it is necessary to apply a minimum of 300g per square meter of the urethane adhesive, given these products don’t have the same structural characteristic of plywood the additional adhesive is required to achieve maximum adhesion. To achieve a successful installtion, the subfloor must be clean and sound before installation begins. Time spent on proper subfloor preparations will be regarded later with trouble-free floors. Subfloor should be level within 3mm over 1.5m in length high areas or joints can be sanded flat. Low spots can be lifted to flat using levelling compounds according to the manufacturer’s instructions.

Wood Subfloors

Wood subfloors should be dry. Do not install wood flooring over wet or damp surfaces. Screw or nail down any loose spots or places that squeak. Sand and level any high joints. The subfloor must be clean and sound; remove any plaster or products that may created an uneven surface. Sweep and vacuum to remove all dust.

Concrete Subfloors

We recommend solid 18mm flooring be installed over a plywood base

Preferred – (18mm) CD Grade Plywood

Minimum – (15mm) CD Grade Plywood, Existing Wood Flooring

5. MOISTURE BARRIER SYSTEM

Sub-Floor Type: Wood/Concrete

A suitable moisture barrier/retardant must be installed over concrete if the concrete is in contact with the ground. If the recommended dryness level cannot be achieved and guaranteed, then installation of quality underlay material is necessary and mandatory. An ideal water vapour barrier, builders’ polythene sheeting 0.2mm thickness (22um) could be laid over the concrete surface. Overlap each sheet by 200m and tape all edges with duct tape. Fold the barrier up the walls. After Heka flooring is laid, trim polythene sheeting to the height of the floor and conceal. Moisture barrier is followed by installation of minimum 15mm CD grade plywood sub-flooring. Allow minimum 0mm expansion space around all vertical objects and 5mm between all plywood panels. Using nylon encased or metal concrete fasteners or anchors. Attach the plywood sub-flooring to concrete with a minimum of one fastener per 30mm. Suspended concrete floors such as in multilevel buildings are considered a suitable substrate for Heka flooring if their moisture content does not exceed 5.5% (relative humidity of 70% is equivalent). As a rule of thumb, a 100mm concrete slab will take approximately 4 months to dry from the time that it is covered (i.e. 25mm per month) however, moisture reading should be taken. Where moisture content measurements are required see AS 1884-1985 for test procedure.

6. LAYOUT AND INSTALLATIONS

An exterior wall is usually the straightest and best reference line to start the installation. Direction of finished flooring should be at right angles to the floor joists whenever possible. Generally, running the flooring in the direction of the longest dimension of the room or building and gives the best appearance. Be sure to rack the floor by laying out four or five rows of flooring end to end in a staggered pattern with end joints at least 100mm apart. Proper placement of the first row of flooring is important. Using a snap-line, establish the working line for a parallel installation by measuring an equal distance from the staring wall at both ends. On the first row of flooring use 6d or 8d flooring nails to top nail=surface to strips and countersink (pre-drilling nail holes will prevent splits). To ensure proper alignment of flooring, make sure the flooring along the working line is straight. Work from several cartons at a time to maximise colour and shade mixture. Allowing for a 12mm-15mm expansion gap is critical. (Depending on the size of the job, a 12mm expansion gap is allowable on areas up to 25 sqm. Wood expands and contracts with changes in humidity and will buckle if an inadequate expansion space is not provided. Always allow for expansion when making end or side cuts around vertical objects. CAUTIONS: it’s extremely important to sue a quality nailer with the appropriate fasteners for installation. Make sure to properly space nails every 250mm – 300mm along the length of the board with a minimum of 2 fasteners per piece. Set the compressor pressure to between 80 to 100 PSI according to the harness of the timber and adjust accordingly using a “practice” board. Check for surface and approximately 200g per square metre of the urethane adhesive.

Secret nails at a 45 degree angle down through the nailing pocket on top of the tongue. If using a secret nailer without an angle adjustment, pieces of felt can be used on the underside of the nailer to raise or lower the angle to the correct position. To minimise damage and glue marks on the surface of the timber during installation, empty cardboard boxes can be laid over the areas already installed.

7. COMPLETING THE JOB

Clean floor with a leading brand of floor cleaner. If floor is to be temporarily covered, use a breathable material such as cardboard or rosin paper. Do not cover with plastic. Finally mop the floor with methylated spirits and warm water, ensuring there is no excess water left on the floor. After cleaning, if the floor shows sign of cloudiness, a smearing of adhesive over the surface may be the cause. An application of fresh methylated spirits may be required.
